How the MDC Score Works

The MDC Score is a research heuristic designed to help you quickly assess parcel fundamentals before diving into detailed due diligence. It aggregates multiple signals into a single 0 to 100 score.

Scoring Categories

Access & Road Status (25 pts): Legal access confirmation, road type and maintenance level
Utility Feasibility (20 pts): Power, water source, and septic feasibility
Historical Auction Performance (20 pts): Repeat appearances, sale history, bid activity
Marketability (15 pts): Property type desirability, area demand signals
Area Context (10 pts): Regional heat score based on sell-through and overbid rates
Price-to-Risk (10 pts): Opening bid relative to assessed value

Score Interpretation

80 to 100 (Strong): Solid fundamentals across categories. Still requires independent verification.
60 to 79 (Mixed): Some positive signals but notable gaps or unknowns. Proceed with caution.
40 to 59 (High Friction): Multiple friction points. May require significant effort or tolerance for risk.
0 to 39 (Research Deeply): Significant concerns. Only pursue if you have specific expertise or tolerance.
