Common questions
What can I actually do in the first 15 minutes?
Open the dashboard, search by parcel identifier or address, and switch between upcoming and historical records. Each record shows its sale type, date and opening bid where that data is available, with a link to the official source for due diligence.
How is this different from PropStream or generic lead tools?
Generic tools cover many counties. We focus on Miami-Dade County auction records, dated against the official county source, instead of going shallower across all of them.
Where does the data come from?
Official Miami-Dade County public sources: auction + assessor records for auction listings, county assessor values when available, and county records for post-auction verification. Refresh cadence depends on each county source.
What's the difference between free and paid?
Free gives you the full dashboard, supported by ads, and alerts in your portal for saved parcels. County Lite removes ads and also emails those alerts, at most once a day. The records are the same on both. Exports and multi-county tools are not available on any plan yet.
Can I cancel anytime?
Yes. County Lite renews automatically at $19.99 per month or $179.99 per year until you cancel in Profile > Manage billing. Canceling returns you to the free ad-supported plan; dashboard access remains available.
Is this investment advice?
No. This is a research tool that organizes public county data. We don't recommend specific parcels or tell you what to buy. All tax sale purchases involve risk, including total loss of investment.
Explore the research before upgrading
Browse dated records, source evidence, and coverage limitations. A reported auction sale and a later recorded transfer are different events; neither establishes investor profit.
